The following is a quick-reference summary of the community-wide covenants that help maintain the character, safety, and appearance of Sand Creek Woods. Each section references where you can find more details in the official recorded document.
All lots are for single-family homes only—no duplexes, businesses, or short-term rentals. Ranch homes must be at least 1,300 sq. ft.; two-story homes, 1,600 sq. ft.

To keep the neighborhood clean, quiet, and welcoming, the following apply:
No overnight RVs, boats, or trailers (over 72 hrs/month)
Covered trash bins required; Trash bins must be screened from street view
No exterior antennas or large satellite dishes
Dusk-to-dawn lighting required by garage doors
No exterior propane tanks or temporary structures

Owners must wait 36 months after purchase to lease their property
Minimum lease term: one year
HOA review and approval required before leasing

Planning exterior changes like fences, pools, sheds, or additions? All require approval from the Architectural Control Committee.

Homeowners must maintain landscaping, sidewalks, home exteriors, and drainage. If not addressed, the HOA may step in and bill the owner.

All homeowners are automatically members of the HOA. Annual dues fund community upkeep and shared services. Special assessments may apply in certain cases.

The HOA and neighbors may enforce covenants through formal or legal action. The community also follows Indiana’s grievance resolution process.

The covenants remain in effect unless amended by a majority of all Lot owners.
